Is a Second Home in Shimla Worth It in 2026?
Five practical checks separate a hill home that gets used from one that sits locked for eleven months of the year.
Almost everyone who buys in the hills buys for the same reason — the air, the quiet, the idea of a winter spent by a fire instead of in traffic. The homes that deliver on it and the homes that disappoint look identical in a brochure. The difference is operational, and it is knowable before you sign.

Why Shimla and Why Now
Shimla has been a summer address for well over a century, and the reason is structural rather than fashionable: it is high, it is forested, and the infrastructure to reach it already exists. What has changed is the kind of buyer arriving. A second home used to mean a cottage visited twice a year. It now means a house that has to work for a month at a stretch, with video calls, a school holiday, visiting parents and a kitchen that can feed twelve.
That shift raises the bar. A property that is charming for a weekend can be unworkable for a month. So the useful question is not whether Shimla is beautiful — it is. The question is whether a particular house, in a particular spot, will still be easy to use in its eighth year.
The Five Checks That Decide It
Access
Count the journey door to door, not city to city, and count it in winter. From Mashobra, Shimla is about 30 minutes away by a scenic mountain drive. Chandigarh is about 1 hour by scheduled heli-taxi or under 3.5 hours by road. Delhi is about 2 hours by heli-taxi or about 7.5 hours by road. Those are the numbers that decide whether you go for a long weekend or wait for a holiday.
Management
This is the check most buyers skip and most regret skipping. A hill house left alone deteriorates faster than a city flat: damp, rodents, frozen pipes, a garden that becomes a thicket in one monsoon. Ask who holds the keys, who opens the house before you arrive, who deals with a burst line in January, and whether that service is contractual or a favour from a caretaker.
Winter and Altitude
Height buys you air and views, and it also sets the engineering brief. Ask what the thermal envelope is made of, whether glazing and insulation are specified or aspirational, how water is stored and heated, and how the approach road is cleared after snow. A home designed for passive thermal comfort costs less to run every single winter.
Legal Clarity
Himachal Pradesh has stricter land rules than most states, which is part of why the hills still look like hills. For any project, get the RERA registration number and check it yourself. The Ridge is registered with Himachal Pradesh RERA under RERAHPSHP04180029, with Aegis Center Point Developers Private Limited as the promoter. Verify at hprera.nic.in. Treat an unregistered project or a vague answer here as a full stop.
Resale Depth
A second home is a thin market by definition. What protects it is scarcity of the address rather than cleverness in the layout. Ask how much land around the site can ever be built on, what the planning rules allow, and who the neighbours will be in ten years. A view that can be built out is a view you are renting.
Why Mashobra Stands Apart
Mashobra sits above Shimla and answers most of the five checks by geography rather than by promise. It is protected by reserve forests where development is prohibited, and further constrained by the Himachal Pradesh Tenancy and Land Reforms Act and by stringent hill-planning regulations. The practical result is a population density of about 200 people per sq km.
It is also not empty. The addresses around it were chosen by people with the same brief a century ago: Lord Kitchener built Wildflower Hall here in 1902, today the Oberoi resort; Rashtrapati Niwas, once the Viceroy's retreat, is now the President of India's summer residence; Lord Curzon established the Naldehra golf course in 1905; and Count Peliti named his estate Craignano after the Italian village Mashobra reminded him of.

Where The Ridge Fits
The Ridge is The House of Abhinandan Lodha's first ultra-luxury mountain residence: 11.5 acres at about 7,000 ft, set within 950 hectares of deodar forest, with views across the Gharshi Valley. It is a limited collection of 3 and 4 BHK villas rather than a holiday-cottage scheme, and it is worth reading against the five checks above.
On management, Everly Hotels & Resorts provides villa management, private dining and curated Himalayan experiences, including a dedicated villa manager who learns how a household actually runs. That is the difference between a house you open and a house you arrive at.
On winter, the villas are specified around a high-performance thermal envelope — insulated walls and roof assemblies with advanced glazing — and the site engineering was developed with IIT Roorkee, using micropile foundations into competent rock strata, slope stabilisation, retaining structures and subsurface water management. The detail is set out on the project page for The Ridge.
On use, each villa is planned across multiple levels with a full-width balcony over the valley, a master suite with walk-in dresser, private lift access connecting all levels, and service spaces kept clear of the main living areas. Sizes and layouts are on the HoABL Shimla floor plan page.
On price, 3 BHK villas of 2,700 to 2,900 sq ft carpet area start at Rs 9.5 Cr* and 4 BHK villas of 3,500 to 3,700 sq ft carpet area are Rs 11.5 Cr onwards*. Possession is expected by December 2028. The full breakdown and the construction-linked payment plan are on the Abhinandan Lodha Shimla price page.
So Is It Worth It
A second home in Shimla is worth it when the house is reachable in a day, maintained without you, built for the weather it stands in, legally clean, and in a place that cannot be copied next door. Where any of those fail, the cheapest house is still expensive, because the cost shows up as a home you stop visiting.
Judge every option you are shown — The Ridge included — against those five checks, and ask for the paperwork rather than the adjectives.
